Tahoe Keys

Tahoe Keys- One of the most well known and affluent neighborhoods on the South Shore of Tahoe. Most home’s and condo’s enjoy the benefits of the Hoa which provides access to tennis courts, indoor and outdoor swimming pools and Jacuzzis, club house, private beach, and boat launch. The Tahoe Keys Marina is where the Fresh Ketch is located (my favorite restaurant). The marina also offers boat rentals or if you have a boat, seasonal boat slip rentals.  However, if you purchase a home or condo in this neighborhood you will most likely enjoy lake access via boat from your backyard. I feel if you are going to purchase a home here make sure your home comes with a boat dock in your backyard or in the marina. 

2010-  Home’s typically start around $600k and can runinto the multi million dollar range for homes located on the beach. 2010- Condos typically start around $300k. HOA fees apply to this neighborhood.

Tahoe Island Park

Tahoe Island Park- Is located off of Tahoe Keys blvd on your way to the Tahoe Keys. Locally known as the “State Streets”. This neighborhood backs to a meadow and the Upper Truckee River which leads out to the lake. There are a few access points to the meadow where you will be able to walk along the river all the way to the lake.  Most of the homes in this area are ranch style. At the end of Colorado st is a sub-division of the Tahoe Keys known as Tallac village. 
2010-  Home prices typically start around $300k and can go up to around $700k for a larger new home.

Tahoe Island Drive

Tahoe Island Drive- Located between hwy 50, Tahoe Keys blvd, and hwy 89. This neighborhood has a wide spectrum of properties from commercial to larger single family homes. You can turn down one street and be in the middle of auto body garages and then turn down another and be on a street with large newly built homes. It’s a real hodgepodge neighborhood the closer you get to hwy 89. Tahoe Valley Elementary School is also located in this neighborhood.
2010- Home prices typically start around $250k and can run as high as $800k depending on location.

Stateline

Stateline- Just like it’s name right on the boarder of California and Nevada. This is where you just might be lucky enough to win your million dollar jackpot in one of the Casino’s to purchase your new Tahoe home. 

This area covers a large spectrum of properties from commercial, multi family, motels, and single family residences. This area is action packed.  Heavenly Village with the Heavenly gondola and all the retail and restaurants are here along with the Village Center across the street. The best way to get around in this area is to walk.

One of the oldest part of South Lake Tahoe is to the north side of hwy 50 past all the little mom and pop motels. Some Cabins date back to the early 1900.

Sierra Tract

Sierra Tract- Tends to be where the most affordable homes are located. This neighborhood is a mix of single family and multi family. Homes are typically smaller in size and can feel a little bunched in.  It’s a great central location if you like being close to shopping and restaurants with easy access to the main roads.

Pioneer Village

Pioneer Village- Most of the homes in this area are chalet style. A beautiful meadow and forest surround this neighborhood with easy access to walking and biking trails. Lake Tahoe Community College, South Tahoe Middle School,  Bijou community park,  the dog park, and Frisbee golf are all  just down the street. You have easy access to the middle of town for shopping or jump on Pioneer Trail to avoid the traffic in town. It is a small neighborhood and what’s good is you really don’t feel like you are so close to the middle of town.

Pioneer Trail

Pioneer Trail- This neighborhood backs up to a meadow and river with miles and miles of United States Forest Service land on the other side of Pioneer Trail. The neighborhood is located about halfway between Meyers and Stateline on Pioneer Trail.  I feel this location is perfect for someone that wants to feel secluded from the hustle and bustle of the city yet be within 10 minutes of all the amenities. The home style in this neighborhood range from older chalet’s to new construction.

2010- Home prices typically start around $275K and can run as high as $900k

North Upper Truckee

North Upper Truckee1 & North Upper Truckee 2- You can access both of the neighborhoods from hwy 50 just before Meyers coming down hwy 50 over Echo summit or from the Y in South Lake Tahoe. The west side of this area is flanked by Forest Service land and Echo Summit.  Angora Highlands is my favorite part of this area, some of the homes along Angora Ridge have Lake Tahoe views. There is also a back road in this area into Fallen Leaf lake and Angora lake.
Back in 2007 a major fire (Angora Fire) ripped through this neighborhood and destroyed around 300 structures. Many new homes have been built since the fire and re-vegetation is still ongoing. I think in a few years this neighborhood will be highly desirable due to the fact that the majority of the homes in the neighborhood are new, which is extremely unusual due to building restrictions.
2010- Homes typically start around $350k and can run into the $2 million+

Montgomery Estates

Montgomery Estates- Is a large neighborhood along both sides of Pioneer Trail from Golden Bear trail to Cold Creek trail. This neighborhood is surrounded by forested land and parts of a meadow.  Some homes at the top of Cold Creek offer amazing lake and mountain views and tend to be more expensive. In the upper part of Montgomery Estates you have access to miles and miles of hiking and biking trail. Down on the other side of Pioneer Trail is the part of Montgomery Estates where the terrain is more level. Many small streams run through Montgomery Estates and Lake Christopher divides this neighborhood from Black Bart.

2010- Homes typically start around $350k and can run a million+ depending on location, size, and views.

Meyers

Meyers- Is located once you come into town on hwy 50 from Sacramento. You will find Liras Market and other small local establishments and a few quaint restaurants, Tahoe Paradise golf course which also offers snowmobiling in the winter. Washoe Meadows State Park and Lake Baron back up to Meyers.  The terrain is also level throughout the neighborhood. Homes seem to be more affordable in Meyers compared to other county neighborhoods.
Also, from what I’ve heard around town is The Lake Tahoe Environment Science Elementary school is one of the best schools in town.
